This will vary at each from project. From clubhouses and pools to boat marinas and even water taxies in some areas. All locations are near great area attractions. Some are near white sandy beaches, others near theme parks. Some include miles of lakeside board walks, nature trails and even walking and cycling paths.
What will I see in a model home?
The model will display the quality, design-style you can expect to see throughout the entire project. These homes are furnished and decorated, showing some standard features, as well as upgrades that are available. Models maybe available for sale; speak to the Sales Executive for more details.

Where do we make our interior and exterior selections?
Our Wyld Palms Design Center, on site, in one of our model homes, displays our many choices of interior finishes from the flooring to cabinetry, to the lighting. All of this is done with our friendly staff and will be scheduled while permitting is in progress.
What is a lot size is standard?
There is no standard lot size. There are many variations of lot size and shapes. You can find homes lots 50' to 70' in width and depths. Also with views that may vary.
What are the preferred upgrades?
There are many available upgrades today, and opinions vary greatly. The most common upgrades are hardwood, ceramic, marble or granite flooring.
What are some features your new homes offer?
Popular features include cathedral, and coffered ceilings; 1st floor family rooms, libraries, and laundries; gas fireplaces, great rooms, and verandas; sunrooms and gourmet kitchens are others.
How can I customize my Wyld Palms home?

How quickly can I move into a Wyld Palms community?
This will vary depending on where you decide you would like to live. There are homes available to move into immediately, homes under construction, or you can plan a home. From start to finish of the building process is approximately 8 to 10 months, weather permitting.
Are we allowed to finance options we are not sure we want at the time of contract signing?
Yes, many people add in allowances, at signing, for the planning and selection meetings. Any unused funds will be credited back before closing.
What is the minimum I can put down on a new home?
The minimum amount you can use as a down payment is typically 5%. This is also governed by the maximum loan amount approved by your lender.
Do builders offer lower mortgage rates?
In most cases yes they are. By negotiating with the banks for better rates and terms for their purchasers they usually are able to lower the rate for the consumer. This is typically better than a personal home loan rate.
How long should I expect closing to take on my new home?
Closing rates will vary; your Sales Executive should be able to give you an approximate date. You should be notified by Wyld Palms of any delays. Every effort will be made to close your home on time.
How can I find out who else has bought in Wyld Palms?
The Sales Executive on site will be happy to share with you an overview of purchasers. We host events so you can meet your neighbor, barbecues, parties, even annual boat races in some areas. This is an excellent way to start relationships in your new community.
How much money will I need at closing?
This depends on the amount of down payment and will be based on a good faith estimate given to you by your lender.
Do I need a real estate agent to buy a Wyld Palms home?
No you do not.
Should I choose a model or a location first?
We suggest you decide which model or floor plan design meets your needs first, and then select the location that fits your lifestyle next.
Are new homes safer than old homes?

Does a large down payment make a difference?
Yes, it affects your interest rate and the amount mortgaged.
Should I get an adjustable rate mortgage?
You should work with your lender to select the best mortgage that best fits your needs,
Can I purchase a home if I have debt?
Naturally it depends on the amount of your debt and your credit rating. It would be best to consult your lender to know how much you can be approved for.
How much are my real estate taxes?
At Wyld Palms of Inverness we suggest multiplying the current mileage rate (approximately 21.24 mils) times approximately 85% of the market value.

How long does it take to construct a new single family home?
Typically, it takes 4-6 weeks to obtain a building permit. During this time we handle the planning, and select appliances, and light fixtures. Once the permit is received, we can build your new home in approximately 5-7 months weather permitting. In addition some standard homes or condominiums may be available for purchase.
Am I welcome to visit my house as it is being built?
Yes, please schedule your visit with our sales staff. They can schedule the proper time and by following this guideline, you will insure safety and not impede progress of your home.

How does your warranty department work?
Wyld Palms offers our customers (2) two opportunities to request warranty work, once at the end of 90 days and once at the 11th month. At both appointments our representatives are pleased to serve you and remedy any of your warranty claims.
What is the warranty period on our new home?
Wyld Palms gives the buyer a (1) one year Limited Home Builders Association Warranty. It is a structural warranty which is the most important for homeowners. We also pass on all product warranties that our manufacturers offer.

What is the Wyld Palms CDD specifically responsible for?
The CDD will provide the following publicly owned elements:
1.) Off-site road improvements, streets, sidewalks, street signs and street lighting. This will be transferred to the County for maintenance.
2.) The management of area water which includes main line irrigation, lake and water control structures.
3.) Conservation areas.
4.) Water and sewer facilities, which will be transferred to the appropriate franchised utility.
5.) Landscaping and entry features.
6.) Recreational facilities and amenities.
Who administers the Wyld Palms CDD?
The CDD has retained Fishkind & Associates, Inc. to serve as District Manager. Their office is located at 12051 Corporate Blvd., Orlando, Fl 32817. This is an independent district management company which specializes in administration of CDD's in Florida.
Who governs the Wyld Palms CDD?
The landowners elect the initial board of five supervisors. At that time, the registered voters within the District elect two of the supervisors and one is elected by the landowners. In the eight year, and all subsequent years, the registered voters within the District elect all positions up for election or re-election. Ultimately, those homeowners who are registered voters will then assume control of the Board. The District Manager continues to oversee the day-to-day operations.
How is the CDD financed?
The Wyld Palms District will have a portion of the community improvements financed with 30-year bonds. The annual amount due to Wyld Palms CDD from each property owner will be comprised of two amounts. The first is for the debt service assessment and the second for operations and maintenance of all common and conservation areas, lakes, and recreational facilities.
How are CDD assessments allocated?
The amounts due from each homeowner will vary from village to village and are based on the infrastructure benefit allocated to that village. In other words, assessments are based on the size of the home site and the village in which it is located.
Will the debt service assessment ever increase?
No, the debt service special assessment is amortized over 30 years and may be paid off in full at any time.
Will the operations and maintenance fee change?
Yes, the operations and maintenance (O&M) portion may fluctuate up or down annually. The fees are determined by the Districts annual operating budget adopted by the Board of Supervisors, based on a financial year starting October 1.
How and when do I pay the CDD?
The total amount due will appear under Special Assessment (Non ad-valorem) on the homeowner's property tax bill and be paid to the Citrus County Tax Collector. The County then remits the payments due to the district. CDD fees are payable one year in advance (Note: it is advisable to consult with a tax specialist/accountant to determine eligibility for income tax deductions). 
Does everyone at Wyld Palms pay the CDD?
Yes, The CDD fees and assessments are payable during a party's period of ownership.
